BUYING PROCESS

To best prepare you for your home buying adventure, we've provided a step-by-step guide that outlines the standard home buying process, from beginning to end. If this is your first time buying a home, knowing what happens and when will ensure your experience is nothing but positive.

CONTACTING A REAL ESTATE AGENT

For information on real estate, new sales, investment properties, or anything pertaining to the Grande Prairie area real estate market, contact the Mike Levesque Real Estate Team by email, phone or by visiting our website.

THE 1ST MEETING

In order to establish a good working relationship, the first meeting will be used to assess the buyer's wants and needs, to go over information regarding financing, the buyer brokerage agreement, Grande Prairie school zones and anything else that's important to the client.

CUSTOMIZING A PERSONAL SEARCH

To meet the individual needs of our clients, the Mike Levesque Real Estate Team sets up automatic searches and selects listings that meet the client's requirements. These Grande Prairie property listings are emailed directly to the client on a daily basis.

VIEWING GRANDE PRAIRIE REAL ESTATE LISTINGS

Once the Mike Levesque Real Estate Team sets up the personal search, clients can select the properties they would like to view from the listings provided. Working with the buyer's schedule, we will book appointments to view the selected properties.

WRITING AN OFFER ON A PROPERTY

Once a client finds a property they wish to purchase, the Mike Levesque Real Estate Team will assist them in writing and submitting an offer. Using our market knowledge and understanding of the client's wants and needs, we will help them negotiate the lowest possible price for the property, while ensuring they are legally protected.

CONDITIONAL OFFER

When the buyers and sellers agree on an offer, one of the following two processes will take place.

UNCONDITIONAL OFFER

When the buyers and sellers agree on an offer, one of the following two processes will take place.

PAPERWORK FOR CONDITIONAL DEALS

Once the seller has accepted the offer, the deal becomes conditional and paperwork is sent to everyone involved in the sale, including real estate offices, mortgage brokers, and financial advisors.

PAPERWORK FOR UNCONDITIONAL DEALS--PROPERTY SOLD

If the seller has accepted an unconditional offer, the paperwork is immediately sent to everyone involved in the sale, including real estate offices, mortgage brokers, financial advisors, and lawyers

DEPOSIT

Up to 48 hours after your conditional offer is accepted, you must make your deposit to RE/MAX Grande Prairie.

MAKING A DEPOSIT

Up to 48 hours after your unconditional offer is accepted, you must make your deposit to RE/MAX Grande Prairie. When a deposit is made on an unconditional offer, it cannot be refunded.

DUE DILIGENCE

Offers are often made conditional to home inspections, financing, condo document review, water well reports, and potentially having to sell the buyer's home. The Mike Levesque Real Estate Team will guide you through each step of the process by assisting you in finding a qualified home inspector, mortgage broker, and lawyer.

CONDITION(S) DEADLINES

If a buyer's conditions have all been met by their deadlines, the conditions are removed and the property is officially sold. If a buyer's conditions have NOT been met by these deadlines, the deal is dead and the buyer's deposit is returned.

MEETING WITH A LAWYER

Buyers must arrange to meet with a residential real estate lawyer. You should plan to meet with your lawyer up to two weeks before the sale closes, in order to sign all related paperwork.

POSSESSION DAY

The Mike Levesque Real Estate team will contact the lawyer's office and obtain permission to give the buyer the keys to their new Grande Prairie home. As a thank you to the buyer, we will make arrangements to have pizza delivered to the new home on moving day!
